Serviced office business models have become an important contributor to the recycling of real estate with a value-add approach. As such they can be regarded as a category of sustainable property re-development, provided the operator works with existing buildings, by means of re-purposing and re-configuring.

Re-configuring existing spaces often requires a lot of creativity and thorough understanding of the existing building, in order to be successful.

As a space provider, serviced offices also have to meet somewhat contradicting requirements:

They have to be neutral with a high degree of flexibility to allow for a vast range of businesses with different needs.

Yet serviced office spaces have to create an identity and uniqueness, that allows their brand to be recognisable in the market and to stand-out from the competition

Our approach for the re-configuration of 650m2 on the 8th floor of a slightly dated mixed-use building in Central Bangkok is based on the following objectives:

a. providing a highly efficient layout, connecting the new spaces with the neighbouring, existing office spaces forming a fluid, connected circulation.

b. centering the interior design on natural materials and biophilic ideas, thus creating a warm and feel-good atmosphere for occupants in the common spaces.

c. infusing small, but open areas for common use, enabling serendipitous interactions, forming conversations, relationships and leading to a sense of community.

The project is currently awaiting funding in to turn it from vision to reality.
